Our promise

If there's a delay on our end, we pay you.

Your contract has deadlines, and an inspector who shows up late or sends the report a week later puts your deposit at risk. We schedule around your attorney review window, show up on time, and deliver the report when we say we will. If we don't, that's on us, not you.

Ask about the on-time guarantee when you book.

Questions

Common questions about home inspections in NYC

How much does a home inspection cost in NYC?
It depends on the property type and size. A one-bedroom co-op takes less time than a detached house with a basement and garage. Call or send the quote form with the address and you'll get a firm price, not a range, before anything is booked.
How long does the inspection take?
Most condos and co-op apartments take 1.5 to 2.5 hours. Single-family and multi-family houses usually take 2.5 to 4 hours, depending on size, age and access.
When will I get my report?
Within 24 to 48 hours of the inspection. It includes photos, a clear summary of significant issues, and recommendations for each finding.
Should I be there for the inspection?
We recommend it. Walking the property with your inspector is the fastest way to understand what matters and what's routine maintenance. If you can't make it, we'll walk you through the report by phone.
Are you licensed?
Yes. GXD is run by a New York State licensed home inspector, license #16000117804, issued by the Department of State. We also carry professional liability insurance.
Do you inspect co-ops and condos?
Yes, it's a large part of our work. Apartment inspections focus on the unit and its systems, plus the building conditions you can see, which matter for future assessments. See condo and co-op inspections.
