Home inspections in Manhattan

From pre-war co-ops on the Upper West Side to new glass towers in Hudson Yards, most of what we inspect in Manhattan is apartments. Here's what that involves.

Inspecting Manhattan apartments

In a Manhattan co-op or condo, most of the expensive surprises are inside the unit: an electrical panel that wasn't upgraded with the kitchen, a renovated bathroom with no working exhaust, radiator valves that leak into the floor, or AC sleeves letting water into the wall. We inspect all of it, and we use thermal imaging to find old leaks from the apartment above.

Pre-war vs. new construction

Pre-war buildings bring older wiring, steam heat, and plaster walls that hide decades of patches. New developments bring workmanship issues and punch lists. Both need a different checklist, and we adjust ours to the building.

Working with your building

Most Manhattan buildings require a certificate of insurance and advance notice to the managing agent. Tell us the building name when you book, and we'll handle the COI.

Questions from Manhattan buyers

Do Manhattan co-op buyers really need an inspection?
You'll own most repairs inside the unit, so yes, it's worth it. It also gives your attorney useful context on building conditions.
Can you inspect a townhouse?
Yes. Brownstones and townhouses get a full house inspection: roof, façade, structure, boiler, and every floor.
