New construction inspections in NYC and Long Island

New doesn't mean finished right. Builders work fast and subcontractors cut corners. We catch it while the builder still has to fix it.

Three times to inspect a new build

  • Pre-drywall: framing, rough plumbing, rough electrical, fire blocking and window flashing, while they're still visible.
  • Pre-closing: a full inspection before your final walkthrough, turned into a punch list the builder signs off on.
  • 11-month warranty: before the first-year warranty expires, to document anything that has settled, cracked, leaked or stopped working.

What we find in brand-new homes and condos

Reversed hot and cold lines. Missing GFCI protection. Windows without proper flashing. Bathroom exhaust fans vented into the ceiling instead of outside. Roof drains set too high. Grading that slopes toward the house. Missing insulation that shows up immediately on thermal imaging. These are all easy to fix before closing, and a fight after.

New condo developments

For new condo units, we inspect the apartment and give you a punch list in the format the sponsor expects, with photos for each item.

Questions

The city already inspected it. Why do I need you?
Municipal inspections check for minimum code compliance at specific stages. They don't review workmanship, finishes, or whether everything works. We do.
Will the builder let you in?
Your purchase contract usually allows it. Ask your attorney, and give the builder notice. We work around construction schedules.
What's the 11-month inspection?
Most builder warranties cover workmanship for the first year. Inspecting at month 11 gives you a documented list to submit before that coverage expires.
