2–4 unit buildings
Multi-family home inspections in NYC
Two-family brick homes and walk-up three-families are the backbone of Queens, Brooklyn and the Bronx. When you buy one, you're buying every unit's problems plus the shared systems that serve them.

Every unit, every shared system
We inspect each apartment plus the parts of the building everyone depends on: the boiler and heating distribution, the water heaters, the electrical service and meters, the roof, the foundation, and the main sewer and water lines where they're visible.
What we look for in NYC multi-families
- Electrical capacity: is the service big enough for every unit, and is each unit separately metered?
- Heat and hot water: one shared boiler or separate systems, how old they are, and whether they can carry every unit through a NYC winter.
- Fire safety between units: smoke and CO detectors, self-closing doors where required, and egress from each apartment.
- Basement and attic units: we note ceiling height, egress windows and other signs of use, so your attorney can compare the legal unit count on the Certificate of Occupancy with what's actually there.
- Lead-era paint: pre-1960 NYC buildings likely contain lead paint, and owners renting to families with young children have obligations under Local Law 1. We flag deteriorated paint so you can plan for it.
